Terms and conditions

1. Parties and purpose

These terms govern the short-stay rental of the holiday home Villa Son Bisho (ETV/7110), at Urbanització de Son Borràs 14, 07310 Campanet, Mallorca, between its owner, Roberto Montero Ortiz, and the person making the booking (the guest). By booking, the guest declares that they are at least 25 years old and accepts these terms and the house rules.

2. Booking and payment

The booking is confirmed when the guest receives the confirmation by email. The total price, which includes the final cleaning, is shown before confirming. 30% of the total is paid when booking; the remaining 70% is paid 14 days before arrival. Bookings made less than 14 days in advance are paid in full when booking. No security deposit is required.

3. Sustainable tourism tax

The Balearic Islands tourist tax is not included in the price. It is calculated according to the rate in force and the number of guests and is paid online together with the balance, 14 days before arrival.

4. Cancellation by the guest

If the guest cancels at least 14 days before the arrival date, 100% of the amount paid is refunded. If the guest cancels between 14 and 7 days before arrival, 50% of the amount for the nights is refunded. If the guest cancels less than 7 days in advance or does not show up, there is no refund. Cancellations must be sent in writing to the contact email address.

5. Cancellation by the owner

If the property cannot be occupied due to force majeure or a serious breakdown, the owner will refund the full amount paid.

6. Check-in and check-out

Check-in is self-service from 16:00 and check-out is by 10:00. Directions and the access code are sent the day before arrival.

7. Occupancy and guest registration

The maximum occupancy is 6 people, including children. People not included in the booking are not admitted. By law, all guests must provide their identification details before arrival for the guest register.

8. Use of the property

The guest undertakes to take care of the property and its contents and to respect the house rules: no parties or events, no smoking inside, and quiet hours from 23:00 to 08:00. A serious breach of these rules entitles the owner to end the stay without a refund.

9. Damage

The guest is liable for any damage that they or their companions cause to the property or its equipment through negligent use, and must report it as soon as possible.

10. Pool and safety

The pool is unfenced and unsupervised and is about 2.3 m deep at its deepest point. It is used at the guest's own risk and children must be supervised by an adult at all times.

11. Applicable law

These terms are governed by Spanish law. In the event of a dispute, consumers may bring proceedings before the courts of their place of residence.
